1. Who we are and what Upsizer does
Upsizer is a platform that introduces social housing tenants in England to each other for the purpose of arranging mutual exchanges. We are not a landlord, letting agent, council, or housing association, and we are not a party to any exchange. We provide the introduction — nothing more.
2. No guaranteed exchange
Matching with another tenant on Upsizer does not mean your exchange will happen. Every mutual exchange requires the prior written consent of each landlord or council involved. For secure tenants this consent process is governed by the Housing Act 1985; for assured tenants it depends on the tenancy agreement. Upsizer cannot grant, obtain, speed up, or guarantee landlord consent, and we make no promises about the outcome of any application.
3. Your account and your information
When you create a profile you confirm that the information you give — including your tenancy type, landlord, and property details — is accurate and yours to share. You self-certify your tenancy status; Upsizer does not verify tenancy documents at this time and other users should not treat profiles as verified. You must be a current social housing tenant in England (or their authorised representative) to list a home.
4. No payments between users — ever
No user may charge, pay, or offer any money, goods, or other incentive to another user in connection with a mutual exchange. This includes "cash for keys" arrangements, which are unlawful in most circumstances and can put your tenancy at risk. Breaching this rule will result in immediate removal from Upsizer, and we may report suspected tenancy fraud to the relevant landlord or authority.
5. Acceptable use
You agree not to post false or misleading listings, impersonate anyone, harass other users, attempt to sublet or assign a tenancy outside the lawful mutual exchange process, or use Upsizer for any commercial purpose. We may remove content or suspend accounts that break these rules, and we review reports made through our support channels.
6. Our liability
Upsizer provides introductions in good faith but is not responsible for the accuracy of user profiles, the conduct of other users, the condition of any property, or the outcome of any exchange application. Nothing in these terms limits liability that cannot be limited by law.
7. Changes and contact
